What document serves as the property certificate in Italy?
In Italy, the document (certificate) that identifies the property and its characteristics is called "visura catastale," which is a cadastral certificate.
NB! It should be noted that in most regions of Italy, the cadastre confirms the data about the property but does not certify the ownership title.

How does visura catastale look and how to understand what is written in it?
Let's understand with the help of a diagram, on which the main fields of the document are highlighted and numbered from 1 to 9 (click on the picture to enlarge it).
1 - the title of the extract;
2 - data of the object for which the extract is issued;
3 - identification data of the property in accordance with the records in the Cadastre:
In the fields Sezione, Foglio, Particella, etc., a full description of the location of the real estate is given - the designation of the location on the cadastral plan.
Fraction (Sezione) - reflects a part of the territory of the municipality, its fraction (not always present).
Sheet (Foglio) - the number of a specific plot on the territory of the municipality. The average size of Foglio is 1 km².
Parcel or cadastral plot (Particella, mappale) - these are the coordinates of the location of the plot of land or building.
Subaltern (Subalterno) or sub-plot - is indicated if the division into ownership of different persons is assumed (for example, apartments in a house). Subalterno, inseparably connected with Particella, uniquely identifies the apartment, part of the house, etc.
The fields Categoria, Classe, Consistenza, and Rendita reflect the data necessary for the tax assessment of the property: category, class, composition (number of premises), cadastral income (rendita catastale) - the tax base for calculating the cadastral value and property taxes.
4 - Additional information related to the property;
5-6 - Address and annotations related to the identification data of the real estate or owner.
7 - Personal data of the owners;
8 - Share of ownership;
9 - The document on the basis of which the entry was made in the register.
