It is confusing when someone encounters the Italian cadastral system for the first time and sees in the sales contract a notation that the property being purchased consists, for example, of 5.5 premises.

But no, it's not an arithmetic error. The cadastral rooms do not correspond to the physical rooms of the homes. The cadastral spaces are the number of premises counted for land registry and tax purposes.

Without delving into the nuances, here's how it works:

The composition and size of real estate are determined in the so-called "vano/cadastral premises".

"Rooms" are divided into categories, depending on which their share in the calculation is determined – 1/1, 1/4, or 1/3.

The resulting sum is rounded to 0.5 or to 1, which is why strange halves often appear in documents.

The categories of "rooms" also play a role in determining the cadastral tax rate (rendita catastale), which is used to calculate the cadastral value of the property and the annual property tax (IMU).

As for the cadastral area in the cadastre, it only appeared a few years ago.
