Types of Residential Real Estate in Italy

Просматривая объявления о продаже недвижимости, сталкиваешься с не совсем понятной терминологией и не очень ясной классификацией видов недвижимости в Италии. Например, написано «casa indipendente — независимый дом», но из фото и описания явно видно, что он стоит между другими домами, примыкая к ним стенами, да и своего участка земли у него может не быть.

Объясняем, как обычно называют разные виды жилой недвижимости в Италии.
Detached Houses:
  • Casa singola / Casa unifamiliare — a detached house, wholly owned by the owners.

  • Villa — ideally should be of large size, distinguished by the quality of finishing and prestigious location, but in practice, all detached houses are commonly called "villa".

  • Villetta – the same as villa, but smaller in size..

  • Casale / Rustico — rural houses, usually large (inhabited by large families, several generations), located in rural areas or villages, often built of stone with exposed stone masonry, ceiling beams, small windows with shutters, classic Mediterranean rural architecture. If a casale has not been restored, the ground floor typically houses cattle sheds and other ancillary spaces necessary for agricultural activities.

  • Cottage — similar to casale, but smaller in size.

  • Bungalow — commonly used to refer to a single-story house.

  • Rudere / casa collabente — completely ruined or collapsing house, or a house in need of extensive renovation.
Townhouses, Part of a House, Apartments with Separate Entrance
  • Terracielo / Terratetto / Casa indipendente — a very common type of property in Italy, consisting of adjacent buildings, often arranged in rows along the streets of medieval towns. Each terratetto is a separate property from the land to the roof (hence the name and classification as "independent house"). The architecture and layout of such buildings are individual and depend on the imagination of the owners and the time of construction. This type of property (houses that have not yet acquired a uniform facade and standardized layout) is a precursor to townhouses.

  • Villetta a schiera/casa a blocco — urban houses, modern townhouses with standardized architecture.

  • Casa bifamiliare / trifamiliare — another type of townhouse. A house divided into 2, 3, or more parts, each with its own independent entrance and plot (if provided) and is the personal property of the owner. However, this term is often used in advertisements for individual houses when they are divided into separate apartments. Thus, the seller indicates that they are suitable for accommodating several families or for creating mini-hotels.

  • Appartamento indipendente — the same as described in the previous paragraph, but this term is more commonly used when the house is divided into parts by floor.

  • Appartamento — this term is used for all apartments, and it does not relate to the legal form of ownership; it simply indicates the type of property.

  • Studio, monolocale, bilocale, trilocale — depending on the number of rooms, these terms may refer to a studio, one-bedroom, two-bedroom, and so on. The counting of rooms varies widely; some count only living rooms and separate kitchens, as it should be, but many sellers also include bathrooms and utility rooms.

  • Loft — spacious residential spaces in renovated old industrial or commercial buildings. They feature large open spaces, high ceilings, and large windows providing diffused natural light. However, often this term is used simply for spaces without internal partitions.

  • Attico и Superattico — these terms should denote elite types of properties - penthouses and duplex penthouses, but in reality, "attico" is used for all apartments located on the top floor of a building. Often, this is an attic space.

  • A true penthouse is an apartment on the top floor of a building with a panoramic view, often with terraces or balconies. Penthouses can be larger than other apartments in the building, often have their own elevator, and luxurious finishes.

  • A super-penthouse implies another floor on top, providing even more luxurious views and greater privacy.

To indicate that what is being sold is indeed a penthouse, not an attic, it is specified as "attico di prestigio" or "superattico di prestigio".
