Certificato di prestazione energetica (APE) — is a document that specifies the energy characteristics of a building, house, or apartment, including its energy efficiency class.
There are ten classes in total, ranging from A**** (most efficient) to G.
To assign an energy class, a calculation method is used, which determines the building's energy needs and consumption.
The calculation method takes into account many factors, such as wall thickness, window quality, heating system type, orientation, lighting, and the presence of energy production systems from renewable sources (such as solar panels).
Any upgrades to the overall energy system (such as installing new windows, heating systems, solar panels, building insulation, etc.) will improve the energy efficiency class.
Does the energy efficiency class affect the property's value?
Yes, just like additional equipment affects the final price of a car.
The newer the construction or renovation, the less electricity is lost, resulting in a more comfortable life :)
Since July 1, 2009, APE has been a mandatory document for the sale or donation of private property, and since July 1, 2010, for rentals. APE is also required for participation in government-subsidized reconstruction programs.
The certificate is issued by a professional (usually a geometra) and is valid for ten years. The cost of obtaining it depends on the region and even the municipality, but on average, it ranges from €150 to €200.
If you are selling a property and more than 10 years have passed since obtaining the certificate, you will need to obtain a new one. If you are buying a property, the obligation to obtain APE and transfer the original to the new owner at the notarial deed of sale lies with the seller.
